The property industry has really come of age when it comes to marketing, and as growing numbers of property developers come to recognise the importance of brand identity in property marketing, we find ourselves creating more and more bespoke marketing suites to help them appeal to potential buyers. We recently sponsored the 2014 Property Marketing Awards, and since attending the awards, we’ve been thinking about which of our marketing suites really stand out.

Just like the octopus, which has a remarkable ability to adapt to any environment by solving problems and using tools, our approach to creating marketing suites is unique for each different environment.

An architectural statement

Commissioned by Barratt Homes, the marketing suite at Renaissance, Lewisham reflects the multi-colour design of adjacent properties, with a large, colourful Rubik’s cube design on the exterior of the two-floor structure. It comprises a welcome area, an interactive waiting area, two show apartments and a spacious meeting room. This project raised the bar for marketing suites, in terms of both quality and ingenuity.


Eco-friendly design and build

Our design of the Aura marketing suite for Countryside Properties in Cambridge required careful consideration. It not only needed to be in keeping with architectural master-plan for the development, but foundations over a 17th century watercourse needed to be carefully planned and the finished suite needed to incorporate multiple sustainability features. From the green roof and high performance insulation through to the LED lighting throughout the suite, every aspect of the design and project management was meticulous.


Complete interior design

Assisting with the concept design process of the IXIA marketing suite for Crest Nicholson in the bustling and fashionable Old Street in creative East London, we worked closely with design agency Ferrier Pearce to create a striking and memorable interior space. We produced and installed designer furniture, bespoke desking and custom-printed wallpaper. This was one of the fastest selling developments we have worked on!


The power of graphics

For the marketing suite at The Exchange, Notting Hill Housing commissioned us to create an interior design concept that would target the creative young buyer profile by bringing Shoreditch style to Bermondsey. Working in a finished commercial space, we transformed the blank canvas with wall graphics and digitally printed wallpaper, as well as furniture and soft furnishings. The resulting marketing suite really pulled in the crowds, so much so that some passers-by asked if it was an art gallery.

Sometimes our marketing suites, such as the one we created at One The Elephant for Lend Lease in Elephant & Castle, need to be tucked into confined, temporary spaces. A small, but purpose-built suite was needed to provide information and updates on the latest developments of the project, which sees artists and creatives taking up temporary tenancy within shipping containers whilst the site is under development.

Fast track

Turning a concept into reality in only three weeks was the challenge Octink faced when creating a single-storey modular marketing suite at London Dock in the heart of the City of London for St George. To ensure that the tight timeframe was achievable and minimise time on-site, the suite’s modular components were built off-site. We also coordinated the interior fit-out of the suite including furniture, internal graphics and a bespoke model plinth.

At almost 1000m², the three-storey marketing suite built for the Chobham Manor LLP is one of the biggest ever completed in London. While a marketing suite such as this would usually take up to six months to complete, the techniques we used made it possible to take the project from concept and design through to completion in only 16 weeks. Comprising an impressive reception, office space, an interactive area, a 2- and a 3-bedroom show apartment and an impressive roof terrace with stunning views across the Queen Elizabeth Olympic Park to Central London, this project is at the vanguard of innovation in marketing suites.



Chobham Manor is Octink’s first marketing suite to utilise a revolutionary on-ground foundation system of steel pad feet, which ultimately saves on the cost of complex foundations, and reduces the on-site build time drastically. Another benefit is that when Chobham Manor LLP chooses to remove the marketing suite in the future, this will be able to be done quickly with no pilings, concrete slabs or other foundations left behind, while the modular steels sections will be able to be reused.


Creating the marketing suites of the future means looking ahead at new technology today. We’ve invested a lot of time researching and testing modular suites. These state of the art portable buildings are delivered to site pre-built, making it easy to maintain our great record of being on time and on budget. These buildings will be on every housing development soon enough, and Octink are proud to be early adopters of these high quality marketing suites.
